'do you need a special tool to remove & refit valve guides also would lapping/ grinding the new vales be ok or would the seats have to be re cut.'

- a suitable size pin punch will remove the old guide.
- warming the head will help when inserting the new guide
- the present seats are cut in line with the bore of the present guide
-if the manufacturing tolerances are good enough then the new guide will sit in the same position and the bore will still be in line with old valve seats
The only way to find out is to lap the valve once the new guide is fitted and see how the seat looks for sealing.
The only advantage to not cutting a new seat in line with new guide is the saving of the seat cutter costs.

btw, don't worry too much about blow by at the exhaust valve guide unless you are too much pressure in the rockerbox.
