One thing to bear in mind is that the law is heavily stacked in favour of the tenant in these situations. Its very difficult to get a non-paying tenant evicted from a property. As a landlord myself, I can tell you that my primary objective is to ensure I can get possession of the property with minimal damage. If a tenant leaves a property in good condition and owing a few weeks' rent, a landlord would need to be crazy to take any form of action against them. As a footnote, don't expect to get a decent reference from a landlord if you do something like this however.
