Well as far as I can tell he's going to leave on the day that the initial fixed term lease ends. From reading up on it if he stays any longer he'll automatically go into a rolling lease and he would then have to give 30 days notice.
He's not damaged the property and as far as i'm aware he's paid the rent on time every month and up until the fixed term lease ends, but the letting agent has said he will be liable for the entirety of next months rent as well, which seems madness to me, especially as there was no written agreement to say that he would stay past the end of the initial fixed term lease!
